Terms and conditions

We welcome everyone in our Barns and want you to enjoy a relaxing and comfortable stay here at Dunstall Lodge Farm. The Barns have been renovated as practically and accessible as possible. If you have any particular concerns and would like to discuss the access and suitability of our accommodation, please telephone or email. A copy of our access statement can be forwarded to you on request.

We regret that for the safety and comfort of all our guests:-

  • We do not permit smoking on the premises
  • We do not accept responsibility for any loss, theft, damage or injury to guests or their property whilst using the house, grounds, car park or any part of the farm

We make every effort to ensure that our accommodation is available as quoted and described on our website, brochure and advertising but this must be confirmed at the time of booking. If we are unable to accommodate you as per booking due to force majeure we will refund any payment made to us by you.
Included in the price is full use of the Barns as described, including heating, electricity, bed linen and towels. Excluded is travel insurance.

Reservations: -

  • Can be taken via telephone or email
  • Confirmation will be made upon receipt of 25% of total cost. The balance will be due six weeks prior to your stay
  • For bookings made less than six weeks’ notice, full payment will be required at time of booking
  • The person making the booking will be responsible for all liabilities and must be at least 18 years old
  • Prices quoted will include VAT at the correct rate at the time of booking


  • This must be in writing or email
  • As owners we have the right to refuse bookings before we send a confirmation

Cancellation charges:-

  • Made from the date of receipt of the guests cancellation letter
  • More than six weeks before arrival date 25% of total cost
  • Less than six weeks before arrival date 100% of total cost
  • We will however, attempt to rebook the Barn and if successful all cancellation charges will be refunded
  • If for any reason the owners are obliged to cancel the client’s booking, all monies paid to date will be refunded in full. This is the limit of the owner’s liability


  • The maximum occupancy per Barn must not be exceeded.
  • Infants and young children should be included when stating numbers in the party
  • You cannot arrange for visitors to the property without advance consent
  • During your stay please switch off electrical appliances and lights when you are out of the building and at night


  • We accept  one small dog per Barn  (Guide and Assistance Dogs welcome)
  • Must be kept under control at all times
  • Must stay off all furniture
  • Not to be left alone at any time
  • Exercising them outside the garden
  • Cleaning up behind them both inside and out, so absolutely no trace remains


  • Equipment is provided. Guests are responsible for leaving the Barns and its contents clean and tidy
  • All furniture, fittings, crockery, cutlery etc must be returned to its original place


  • On-site parking is provided. Please keep to the designated area


  • This is normally Friday
  • Arrivals after 4 p.m
  • Departures by 10 a.m

  • Will normally be available from the main Farmhouse


  • Please check the inventory on arrival
  • Please report any breakages/damages during your stay
  • The owners do reserve the right to charge the guests for any broken/damaged/missing items


  • Guests should consider holiday insurance to cover any personal liability incurred with respect to cancellation, health and damage to Barns caused by any member of the party

Right of entry:-

  • We are allowed to enter property (without letting you know first if special circumstances happen (for example if repairs need to be carried out) or if you break any of the booking conditions


  • The owners cannot accept any responsibility whatsoever for any injury or damages to any member of the party or any of their property whilst using the Barns, grounds, and car park or farm

Terms and Conditions:-

  • Completing a booking implies knowledge of terms and conditions
  • The person making the booking is deemed to be the party leader and is responsible for all members of his/her party adhering to these terms and conditions
  • If any conditions are not met we can refuse to hand over property to you or we can repossess it


  • Any dispute, claim or other matter in relation to your booking will be governed by English law and you agree that any dispute will be dealt with exclusively by the courts of England and Wales
